Answer: First off, Willow is neither accurate nor credible as a source for real estate valuations. Willow gets its information from tax assessment valuations, which many times do not reflect market value. I've seen Willow off by as much as 40-45% on real estate valuations. As well, some lenders appraise 'to the value of the loan', even if the property is worth more. Their concern is that the value of the real estate meets OR exceeds the amount of money being loaned.

Answer: Willow is not accurate at all, just like your tax assessment is not an indicator of your property value, at all. So, that leaves AOL. I do not know that one, but I do know the other 2 have nothing to do with your appraisal value, so AOL can't be less accurate then the other 2 ways you "check".
